Case study: 2019 Niguel Shores to Monarch Bay

A client reached out to Derek and was interested in selling their Niguel Shores home butonly if they were able to purchase a home in Monarch Bay at an agreeable and similar price in addition to not having any open houses or broker opens. Prior to placing the Niguel Shores property on the MLS Derek utilized a social media marketing campaign to geo-target Orange County residences looking for a home in Niguel Shores. The effort paid off and the property was under contract in less than 1 day for $2,075,000, full asking price, without ever holding a broker open an open house or placing the home on the MLS. Monarch Bay only had 2 homes available under $3.5 million dollars. His client fell in love with a residence that was available for $3.25 million, well above his client’s goal acquisition cost. Case Study: 2019 Mission Viejo to Laguna Niguel

A client reached out to Derek and wanted to list the first home they had ever purchased. A delicate process considering the pride of ownership that comes along with your first home. Derek and his clients agreed to list the property for $699,999 a record high price forthis model in the neighborhood. Within 5 days on the MLS Derek had multiple offers and the property was under contract for $700,000 with an identical offer accepted in a back-up position. After seeing the majority of homes in their price range, (Max $1,175,000) nothing truly met their criteria. Derek began to show them properties in a higher price range with the understanding that Derek would have to negotiate a much lower purchase price. The subject property Derek’s clients fell in love with was available for $1,350,000 in a neighborhood averaging $1,490,000 sales price over the previous 18 months.
